Stamp Duty rates for 2026

Stamp Duty Land Tax is charged in slices, like income tax: each rate applies only to the part of the price that falls inside its band. The temporary higher thresholds from 2022 ended on 31 March 2025, so these are the rates in force throughout 2026.

Worked examples

Home mover buying for £350,000: 0% on £125,000 = £0; 2% on the next £125,000 = £2,500; 5% on the final £100,000 = £5,000. Total: £7,500.

First-time buyer buying for £350,000: 0% on £300,000 and 5% on £50,000 = £2,500 — a saving of £5,000.

First-time buyer at £500,000 vs £500,001: £10,000 at exactly £500,000, but £15,000 at £500,001, because relief disappears and standard rates apply to the whole price. If you're near the limit, a small price negotiation can save thousands.

Buy-to-let for £250,000: 5% on £125,000 = £6,250 plus 7% on £125,000 = £8,750. Total: £15,000.

How to pay less stamp duty (legally)

Stamp duty is only one closing cost. Read our closing costs guide for solicitor fees, surveys and mortgage fees, and use the mortgage calculator (choose £) for your monthly payment.

Rates checked against HMRC's published SDLT rates for residential property. Always confirm your liability with your conveyancer or HMRC's official calculator, especially for mixed-use, leasehold, shared ownership or company purchases.

Frequently asked questions

How much is stamp duty in 2026?

For a home mover in England or Northern Ireland, SDLT is 0% on the first £125,000, 2% on £125,001–£250,000, 5% on £250,001–£925,000, 10% on £925,001–£1.5 million and 12% above £1.5 million. These thresholds have applied since 1 April 2025.

How much stamp duty do first-time buyers pay?

First-time buyers pay nothing on the first £300,000 and 5% on the portion from £300,001 to £500,000. If the price is above £500,000, the relief is lost entirely and standard rates apply to the whole price.

Who counts as a first-time buyer for stamp duty?

Everyone buying must never have owned a residential property anywhere in the world (including through inheritance), and must intend to live in the home as their main residence. If you buy jointly with someone who has owned a home before, the relief isn't available.

What is the stamp duty surcharge on second homes?

If you'll own more than one residential property after the purchase and aren't replacing your main home, a higher rate of 5 percentage points is added to every band. The surcharge rose from 3% to 5% on 31 October 2024 and applies to purchases of £40,000 or more.

Do non-UK residents pay extra stamp duty?

Yes. If any buyer is non-UK resident for SDLT purposes, a further 2% surcharge applies on top of the other rates. You may be able to claim it back if you later meet the residence test.

When do I have to pay stamp duty?

You must file an SDLT return and pay HMRC within 14 days of completion. In practice your conveyancing solicitor usually handles the return and payment using funds you provide.

Does stamp duty apply in Scotland and Wales?

No. Scotland has Land and Buildings Transaction Tax (LBTT) and Wales has Land Transaction Tax (LTT), each with its own bands. This calculator covers England and Northern Ireland only.
